Thank you for your question about the cost of a small apartment above a garage.  I suppose a direct answer would involve asking you for some specifics because there are so many variables.  However, here are some general scenarios that may be useful to you:

·     If this is new construction and you are building a garage, to add an apartment above it would be a whole lot cheaper than building an apartment (a home) from scratch.

·     If this is an existing garage with standard trusses and all the services are there (mechanical, electrical, plumbing), and if the footprint of the garage is large enough for the apartment, then, to raise the roof and add an apartment would still be significantly cheaper than building an apartment from scratch.

·     If this is an existing garage with attic trusses (meant to provide room for storage or living space), this may be your most cost effective option.

So, say you have a 22' x 18' garage, and you want to put an apartment above it, depending on the existing conditions, it may cost anywhere from $25,000 to $50,000.

Where possible and practical, garage apartments are very desirable for their usefulness and potential added income as rental property.
